We lend statewide. The mortgage program is the same wherever you buy in Arizona, but the price points, the loan-program fit, and the local quirks vary by city. Here's what to know for each major AZ market.

Phoenix

The center of gravity for Arizona homebuying. Largest market, most loan-program flexibility, the most competitive offer environment.

  • Median home price: ~$440K (varies wildly by submarket — $300K in some pockets, $800K+ in others)
  • Best loan fit: Almost any — FHA, conventional, VA, and DPA all work well
  • Common buyer profile: First-time buyer using FHA + Home Plus or Home In 5 DPA
  • Local quirk: Competitive seller's market in most submarkets, pre-approval is non-negotiable. Inspection contingencies are sometimes shortened or waived in hot pockets, though we don't recommend waiving for FTHBs.

Tucson

Slightly more affordable than Phoenix metro, with strong VA presence due to Davis-Monthan AFB. Good market for first-time buyers.

  • Median home price: ~$365K
  • Best loan fit: FHA for first-time buyers; VA heavy use
  • Common buyer profile: Davis-Monthan active duty, U of A graduates, first-time buyers in southeast Tucson and Vail
  • Local quirk: Some Sahuarita and Vail addresses qualify for USDA loans (0% down), verify with us before assuming you need FHA

Mesa

Large East Valley city, mid-priced for Phoenix metro. Diverse housing stock from older central neighborhoods to newer East Mesa subdivisions.

  • Median home price: ~$435K
  • Best loan fit: FHA + Home Plus or Home In 5 DPA stack
  • Local quirk: Older central Mesa homes (pre-1978) may need extra inspection care for FHA appraisals, peeling paint and outdated electrical can flag

Scottsdale

Higher price point, often pushes buyers toward conventional or jumbo. Strong appreciation; competitive offer environment.

  • Median home price: ~$770K (north Scottsdale typically higher)
  • Best loan fit: Conventional for most; jumbo above ~$806K
  • Common buyer profile: Stronger income, repeat or first-time-with-help buyers
  • Local quirk: Condos common in some Scottsdale submarkets, verify FHA approval if going FHA route

Chandler

Tech-employer hub (Intel, etc.), strong schools, competitive seller's market. Mid-to-higher Phoenix-metro price point.

  • Best loan fit: Conventional for most; FHA + DPA for FTHBs at lower price points
  • Common buyer profile: Tech professionals, dual-income households

Gilbert

Highly competitive family-focused market, top-rated schools, strong appreciation. Often pricier than its neighbors.

  • Best loan fit: Conventional for most; jumbo at higher end
  • Local quirk: Multiple-offer scenarios are common; pre-approval and a strong earnest money deposit matter more here than in most AZ markets

Glendale

West Valley city with strong VA presence (Luke AFB nearby). Mix of older established neighborhoods and newer outer subdivisions.

  • Median home price: ~$420K
  • Best loan fit: VA for service members; FHA + DPA for first-time buyers
  • Common buyer profile: Luke AFB active duty, sports/entertainment district workers

Tempe

ASU-adjacent, dense, walkable, urbanized. Competitive market with strong rental/investor demand on top of owner-occupant buyers.

  • Median home price: ~$485K
  • Best loan fit: Conventional; FHA if condo or older home
  • Local quirk: Condos are common, make sure they're on the FHA-approved list if going FHA

Peoria

West Valley, family-friendly, mid-priced. Mix of established and new-build subdivisions.

  • Median home price: ~$510K
  • Best loan fit: Conventional for most; FHA + DPA for FTHBs

Surprise

Northwestern far-out West Valley, more affordable, mix of family neighborhoods and active-adult communities.

  • Median home price: ~$430K
  • Best loan fit: FHA + Arizona DPA; USDA for far northwestern parts of Surprise (verify address)

Goodyear

West Valley, growing fast, mix of newer subdivisions and master-planned communities. More affordable than Phoenix proper.

  • Median home price: ~$465K
  • Best loan fit: FHA + DPA for FTHBs; USDA for outer Goodyear (verify)

Buckeye

One of the fastest-growing cities in the country. Large lot subdivisions, more affordable price points, and most of Buckeye qualifies for USDA: meaning 0% down for buyers within USDA income limits.

  • Median home price: ~$415K
  • Best loan fit: USDA loan (0% down), this is where Buckeye really shines for FTHBs
  • Backup: FHA + DPA if income exceeds USDA limits

Queen Creek

Far East Valley, family-oriented, growing fast. Some areas qualify for USDA (verify addresses).

  • Median home price: ~$575K
  • Best loan fit: Conventional for most; USDA for outer Queen Creek (verify); FHA + DPA

Maricopa (City of)

Pinal County city (not the same as Maricopa County). Most of the city qualifies for USDA, making it one of the best AZ cities for 0%-down first-time buyer scenarios.

  • Median home price: ~$345K
  • Best loan fit: USDA loan, premier USDA market in metro Phoenix area
  • Common buyer profile: First-time buyers priced out of central Phoenix metro

Casa Grande

Pinal County, between Phoenix and Tucson. Most of Casa Grande qualifies for USDA. Affordable price points.

  • Median home price: ~$320K
  • Best loan fit: USDA for most addresses; FHA backup

Flagstaff

Northern AZ, college town (NAU), mountain climate. Higher price points than most of AZ for the home size.

  • Median home price: ~$595K
  • Best loan fit: Conventional; FHA + Flagstaff CHAP (city-specific DPA, up to $50K with 10:1 match)
  • Local quirk: Flagstaff CHAP is one of the most generous DPA programs in the entire state, only available for City of Flagstaff homes
  • Outside city limits: Much of Coconino County qualifies for USDA

Prescott / Prescott Valley

Northern AZ, mountain climate, retiree-popular. Mix of price points; most of Prescott Valley qualifies for USDA.

  • Median home price: ~$530K (Prescott proper); ~$430K (Prescott Valley)
  • Best loan fit: USDA for Prescott Valley (most addresses); conventional for Prescott proper

Yuma

Western AZ, agricultural, military presence (MCAS Yuma, Yuma Proving Ground). Affordable price points, lower USDA income limits.

  • Median home price: ~$305K
  • Best loan fit: VA for military; USDA for outer/Foothills areas; FHA + DPA
  • Local quirk: Yuma Foothills almost entirely USDA-eligible

Lake Havasu City

Western AZ on the Colorado River, retirement-popular but younger family market growing. Most of Lake Havasu City qualifies for USDA.

  • Median home price: ~$435K
  • Best loan fit: USDA for most addresses; FHA backup

Sierra Vista

Southern AZ, dominated by Fort Huachuca military presence. Affordable price points, USDA-eligible across most of the city.

  • Median home price: ~$280K
  • Best loan fit: VA (heavy use) and USDA overlap here
  • Common buyer profile: Fort Huachuca active duty using VA
